This amenity package exceeds what most standalone gym memberships offer. HOA dues for Fireside typically run $120–$200/month covering the community center access plus common area maintenance. Homes in Fireside range from mid-$400Ks for older townhome product to $800K+ for larger single-family homes.

Union Park at Norterra

Newer (late 2010s–present) master-planned community adjacent to the original Norterra cluster. Townhomes from the high $300Ks, single-family homes to $700K. A 5,500 sq ft recreation center with pool is the community anchor. Some listings specifically market "12 minutes to TSMC." DVUSD throughout.

Sonoran Foothills & Tramonto

Established communities with a mix of 1990s–2000s construction and more recent resales. Larger lots in some sections, mountain views in the upper elevations. Prices range $450K–$750K for single-family. Gated sections within both communities add HOA layers.

Schools — DVUSD

All Norterra addresses are served by Deer Valley Unified School District (DVUSD), rated "A" by the Arizona Department of Education for 2024–25 — the highest rating available. Sandra Day O'Connor High School serves much of the Norterra corridor, received an ADE "A" grade, and ranks #48 in Arizona by U.S. News. Norterra Canyon School serves K–8 in the direct community. The I-17 corridor between the Norterra area and Deer Valley Road has abundant retail, medical, and restaurant options. Honeywell and USAA both have major campuses on the I-17 corridor — relevant for dual-income households.
