Who Carefree Is Right For

Senior TSMC engineers, managers, and executives who have spent careers in Taiwan's Hsinchu science park environment often look for a residential quality that goes beyond the standard American master-plan. The Boulders

A 1,300-acre resort and residential community straddling the Carefree–Scottsdale border. Twelve sub-communities of casitas, patio homes, and custom estates built around two Jay Morrish 18-hole courses. Casitas (approximately 550 sq ft, some grandfathered into the resort rental pool) from $825K. Custom golf-view homes $1.5M–$5M+. The courses alternate daily between resort-guest access and member access. Confirm membership terms before purchasing for golf access.

Carefree Estate Corridor

Custom homes on 0.5 to 3-acre lots throughout Carefree, with the Carefree Ranch Highlands estate tier (bordering Tonto National Forest) at the top. Desert Forest Golf Club (Tom Fazio design) anchors the far north. Ranchitos del Rey has homes on 1 to 5+ acres. Prices $1.5M–$7M+. Wildfire insurance is material — 100% of Carefree properties carry some wildfire risk per First Street Foundation; verify coverage before contract.

SkyRanch — For Pilots

Arizona's first fly-in residential community. Patio townhomes $700K–$1.1M. Some units include T-hangar access. Hangar availability varies and does not always convey with the home — confirm before writing. Relevant for TSMC employees who hold pilot certificates.

No Local Real Estate Tax

Carefree homeowners pay no local real estate tax. Annual property taxes typically run approximately half of comparable Scottsdale properties. At the $1.5M–$3M tier where many senior TSMC employees shop, this is a real financial advantage compounding annually.
